Gated Communities in Franklin

Are you interested in gated communities in the Middle Tennessee area? Let’s dive into a variety of different communities in Williamson County.

Sloan Valley Farms

Sloan Valley Farms is a new development, with only seven homes in the community. It is not currently gated considering homes are still being built. One home is on the market and one is under contract, but more are coming! One is coming to the market in the next few months that is set up on a hill that has potential for a gorgeous view. Each of these homes sit on five to seven acres. The architecture within this small exclusive community is lovely as well!

Avalon Community

This is a master planned luxury community that is actually subdivided into five separate communities. It sits on more than five hundred acres, including townhomes and single family homes. There is also a luxury, high-end side of the Avalon community ranging between two and twenty million dollars. Located near the Cool Springs area, it makes this location convenient while also being a gated community in its own area. Avalon is zoned for Clovercroft Elementary, Woodland Middle School, and Ravenwood High School.

Hampton Reserve

This neighborhood holds ninety-one home sites, ranging from five thousand to over twelve thousand square feet. The price point in Hampton Reserve starts around 1.7 million, scaling up to over 5 million. This HOA is devoted to making sure all homes maintain pride in their homeownership. Social activities like holiday parties and summertime barbecues are put on within this community, establishing that true community feel. Hampton Reserve is also in close proximity to parks, activities for children, and walking trails. It is zoned for Crockett Elementary, Woodland Middle, and Ravenwood High.

Anna & Harlan

These are two neighborhoods built by Grove park with stunning luxury homes, known for their elite construction. They truly do bring a beautiful product to the market. The neighborhood Anna ranges from four to eight million dollars. Harlan is a twenty-one home site neighborhood, also located in Brentwood. One is currently on the market and comes at a price point of 11.2 million dollars. Governor’s Club

The Governor’s Club is located in Brentwood off of Concord Road. This is a Premiere Golf Course Community. It is gated with twenty-four hour security to ensure the safety of everyone who lives here. The golf course is private and an Arnold Palmer signature. One of its landmark features is the lush greenery and stonework around the course. A clubhouse is included with options for private and casual dining, as well as a swimming pool. Of course, you can always live in the neighborhood and not be a part of the golf course. In terms of public schooling, the Governor’s Club is zoned for Crockett Elementary, Woodland Middle, and Ravenwood High.

The Grove

College Grove is still inside of Williamson County, just further south. A security guard patrols this community twenty-four hours a day, making it more family friendly. The Grove has three clubhouses, an on-site day spa, pools, walking trails, and a private golf course. If those aren’t great activities already, it also has its own gym, offering private and public classes. Dining opportunities not only in the clubhouse but within the community are available. There is so much that The Grove offers, you almost do not need to leave the neighborhood. Homes within the grove start between 1.4 to 5 million price point range. This is not the case for all the homes, as one recently sold for 11 million. The Grove is zoned for College Grove Elementary, Fred Page Middle, and Fred Page High. Battle Ground Academy, Franklin Christian Academy, and Brentwood Academy private schools are also in close proximity.

Troubadour

Troubadour is one of the newest and most exclusive private golf club communities in the Williamson County area. This community, once finished, is going to only be a community of about 375 homes. Developed by Discovery Land Company, they are an exclusive high-end luxury developer who has developments all across the world, including Mexico and Ireland. Lot prices in this area start at four million, not including the home build price. They take security very seriously, to the point where if your name is not listed when you arrive at the guard stand, you can not be let in. When you live in the neighborhood, you must be a part of the neighborhood membership. As of now, and fees could change, the membership fee is $200,000 in addition to $24,000 dues yearly. The starting home price point starts around four million, and homes are continuing to be built. Troubadour comes with a higher price tag, but you have certain luxury amenities you can not find in another community. College Grove Elementary, Fred Page Middle, and Fred Page High are zoned for this community.

King’s Chapel

Not too far from College Grove, King’s Chapel is located in Arrington, a smaller town inside of Williamson County. King’s Chapel is an established neighborhood with several different builders with Tennessee Valley homes in the neighborhood. Overall, this is a newer community with opportunity for resale and new construction. With a twenty-four hour security guard, clubhouse, and even a wedding chapel, a sense of community is really built inside King’s Chapel. This gated community was actually voted best neighborhood by the Greater Nashville House and Home Magazine for 2014, 2015, and 2016. When it comes to the price point for Kings Chapel, most homes are selling right now between 1.2 and 1.9 million. While many other gated communities we are looking at scale much higher, King’s Chapel is going to be a more affordable entry price point. Schooling for this community includes College Grove Elementary, Fred Page Middle, and Fred Page High.

Laurelbrooke

Laurelbrooke is a well established gated community that has been developed by Southern Land Company, the same developer as the Westhaven neighborhood. This neighborhood has been around for twenty plus years. They have allowed several builders to build inside Laurelbrooke and its beautiful sense of nature and wide variety of home styles. Laurelbrooke is going to have more of a wider range in terms of price. The entry level price point is 1.5 to 5 million dollars. There are certain homes that have gone over that price point. Alan Jackson actually sold his home that was in Laurelbrooke in the beginning of 2021. It was originally listed for twenty-three million dollars, and sold for nineteen. Laurelbrooke is zoned for Grassland Elementary, Grassland Middle, and Franklin High.
