Dreaming of building your own home? Chances are you’re not focusing too much on all the nitty gritty structural details, but rather the upgrades, or what I like to call the fun part. Do you want granite counter tops? Maybe quartz? What about shaker cabinets or the perfect French country kitchen? Or maybe you just have to have that farmhouse sink?

Just like going Black Friday shopping or Christmas shopping, selecting upgrades can quickly become a budget buster. The base price of your home is the cost of the structure plus all the standard finishes. Upgrading those finishes will actually up the sales price. So, how do you know which one’s are worth the money? Below are the six new construction upgrades that’ll give you the most bang for your buck.

1. Kitchen

The kitchen is where you are spending the most time. It’s the focal point of your home. It’s also one of the first places potential buyers will look when determining whether your home is worth what you’re asking for should the time come for you to sell.

2. Lighting

You can’t go wrong with more lighting (and I don’t mean light fixtures.) You can never have too much light. Not only does it add brightness but it also adds warmth to a space. So make your money count and focus on rooms where lighting is the most necessary. The kitchen and bathrooms, for example.

3. Energy-Saving Upgrades

Opt for energy-saving upgrades such as windows, appliances, heating and cooling devices. You will thank yourself because they are the gifts that just keep on giving. The more efficient your home is, the more you’ll save in utility costs every month.

4. Larger Garage 

If you can add square footage to the garage, do it. Of course, this option may not be available depending on both lot size and layout. However, if you can extend your garage, it’s not only a functional upgrade but also wise investment.

5. Innovative Storage Solutions

This is a BIG one! Opt for innovative storage options when you can. Storage is universally desired among home buyers. Thankfully, it’s not too expensive to add on.

6. Carpet Padding

This may be one of the lesser thought about upgrades, but springing to upgrade the carpet padding will make your carpets more pleasant to walk on, even if actually don’t splurge on the upgraded carpet itself.

As a reminder, when purchasing a new construction, always bring your realtor with you. You have to remember the agents in the sales office, they represent the builder. They are looking out for the builder’s best interests. You need someone to look out for yours, so take your realtor along.
